Hi,

Enter the set-up menu and look at the TV-System options if you can set this for B/G (its I for the UK) you will be O/K for Analogue TV. If and when Cyprus switches off Analogue timed for 2012, you will need to have a MPEG-4 decoder, you will find that your UK set probably has a MPEG-2 decoder built in, I bought my set in Larnaca 3 years ago and this was MPEG-2 and doesn't work with the transmitted Digital signal. If your set has a built in Digital subscription card reader ('CAM' conditional access module) you can buy a conversion card that will convert the inbuilt MPEG-2 decoder to decode MPEG-4, they are on ebay ex. Ireland for 45 euros.

Hope this helps,
John

A low cap should have been put in on the sell clause for any fees incurred to transfer contracts but it depends on your Lawyer at the time? as pav has said you don,t have Deeds so no other fees should be obvious. I an assuming your property value is under the IPT limit. Apart from sewage and fees for transfer names on contract, nearer 1500 euros I would think. But this extract from Steve,s link says more

Due to the delay in issuing Title Deeds, some developers are the registered owners of land banks whose value runs into many millions of Euros. According to the law, it is the developer who is obliged to pay the Immovable Property Tax on these land banks, plus any interest due to late payment because until buyers receive their Title Deeds, he is the property's registered owner.

However, in their Contracts of Sale, developers often include a clause making buyers liable for Immovable Property Tax when they take delivery of a property.

Before paying any Immovable Property Tax demanded by a developer, buyers must ask the developer to provide them with written evidence of the amount of Immovable Property Tax

George Coucounis a leading Cypriot Lawyer says this :-

Consequently, a customer who wishes to re-sell his property should refuse to pay cancellation fees and make the developer undertake his responsibilities under the sales contract and the law. If the developer keeps asking for cancellation fees, the initial buyer (owner) should warn him, in writing, that if the re-sale is not concluded, he will be held responsible for damages, for breach of contract and for the buyer’s losses and damages

Get your Lawyer (who is,nt connected to Developer in any way) to send them a letter.

Picking up on annual Immovable Property Tax paid to the local council. We just had ours for the year and our neighbours are at war with the mayor, shouting & screaming sessions, door slamming and being ejected from the Majors office have been the teddy bear plot to date.
Our immediate neigbours live in an identical plot and house 750m2 with 160m2 build (i know the % build looks wrong! but we all have our deeds), our next two neighbours live on similar +-50m2 plots/houses.
An over the wall conversation this Thu centred on Tax bills and the amount we each pay as there was a marked difference.
I pay €84 p.a, identical house next door €64p.a, the other two houses €18p.a and €8 p.a. The neighbours are all Cypriot. One of them went to see the Major, the explanation was Peter is from England so we charge him more, you are not born in Deryneia you are from Xylofagou so you pay, more the others are from Deryneia so of course they pay less. Great in'it. Makes no odds to me but a current example of what goes on. Thats how its all been relayed to me.

I don,t understand why he fled in '93 then, when he had the chance to prove his innocence.

Why today in the north he needs an armed bodyguard? His shareholders at the time recieved nothing, he still has plenty after an undisclosed sum was filtered to the north, and he lives in an opulent 3 million pound property. Did,nt a MP have to resign because of his association with Mr Nadir? Or was it a gift? We know that Robin Cook gave the conservatives hell for a long time over their donation recieved from Asil Nadir.

Although I do admire his rise to power from a 20yr old immigrant to the 36th richest man in the UK at the time.

I suppose we shall see, but now a 69yr old man with a 26yr old wife he obviously believes he is doing the right thing I,m an old cynic me

Me and the wife were due on that flight from Larnaka to Gatwick and we were not given any explanation as to the cancellation or offered another easyjet flight or any accomodation, we were just told we would have to pay for another flight by another carrier. This ened up as a flight to Luton which is 50 miles away from Gatwick.

Since then I have received a refund of £180.98 which I have disputed as we paid more than that for the flight and also does not cover our rail fares. They have e-mailed me back saying that this is just one payment and the rest will follow. They stated that the cancellation was due to air traffic control strike, this strike was announced over 1 week prior to the date of the flight and all the other carriers flew in and out although everyone was delayed.

I am pushing for the 400 Euro compensation as I don't think that they can call a strike announced over a week ago extrodinairy circumstances, if the other carriers managed to fly in and out why can't easyjet. Just another excuse for a cancellation due to their staff shortages.

EU regulation 261/2004 makes some very good reading, I did not know we were protected so much.

We flew back from Paphos on Sunday 25th with Easy Jet. OK we had nearly 4 hour delay because of the Greek Air Traffic strike but the captain told us that many other airlines were cancelling flights but the Easy Jet crew had a meeting and decided that they wanted to get us home. The crew ended up working 151/2 hour shift.
So yes, some were cancelled but these were Thomson and Monarch flights. As I said, we flew from Paphos and not Larnaca.
I hope all those that had flights cancelled get there compensation quickly.
Jacs

The land owner is the people (developer) who owns the land, ie who has the title deed to it.

Until the division is done then you would own the beneficial rights to the property until the deeds are issued.

Unlike many developers, they haven't taken out any mortgage on the land (as I have been advised, and so the land the house sits on, is not at risk), and they don't want anyone else to have a mortgage on the land either, hence the cash buyer requirement.

Hope this answers your question.

Maggie

I just wanted to send you lots of love and light. It always makes me sad at the news of any animals passing especially when they leave behind a heartbroken owner. So many animals cross over here without having felt the love that you and Sadie shared.

She was so lucky to have you and I know she is still with you in your heart and her memory will live on forever. Unconditional love never dies which is what you felt from her and she from you. That bond will remain for all time. She is safe and happy now and her spirit is free.

Big hugs
Lynn xxxx
